Amendment to the Land Development Code (LDC) - Allowing Density Transfer
end
BACKGROUND:
On July 2, 2019 the Planning Board approved amendments to the Comprehensive Plan to provide for density transfers between parcels as an additional means to provide flexibility within areas where redevelopment and/or affordable housing is desirable. Per Objective FLU-1.8, Policy FLU-1.8.3: “Density transfers shall be a direct transfer of unutilized density from a donor site to a receiving site, subject to the City’s land development and density transfer regulations.”
Subsequent to the approval of the Comprehensive Plan amendments staff developed language for the application of the density transfer within the Land Development Code. All density transfers shall be approved by the Planning Board.
Attached you will find the proposed amendment to Section 12-3-109 of the LDC as well as the previously approved amendments to Objective FLU-1.8 of the Comprehensive Plan.
