Variance
end
BACKGROUND:
Scott Sallis is requesting a variance to the height and story requirements in Sec. 12-3-10(1)h., Figure 12-3.1. The variance requests are:
1) To increase the maximum allowed height from 35 feet to 50 feet; and
2) To increase the maximum allowed stories from 2 ½ to 3 ½.
The variance request is meant to accommodate new construction in the wood cottages district while providing a transition from infill construction and Crown Cove into the brick structures sub-district which blends into Privateer’s Alley.
A past project at this property was approved by the board in August 2016. The board approved a variance to increase the maximum allowed height from 35 feet to 42 feet based on the property bordering two zoning districts. At that time, the building was also approved for three stories.
This packet includes variance and design information from August 2016 and the current conceptual plans. However, this agenda item is only for a review of information related to the height and story variance request. Additional details, including the conceptual site plan and conceptual materials, are included in the next item.
Please find attached all relevant documentation for your review.
