BACKGROUND:
Carol Mann is requesting a reduction to the front yard setback of 23.1 FT to 12 FT to accommodate the enclosure of the porch for living space. The owners are renovating the existing residence and would like to convert the porch area into a bathroom. Although Front Yard Averaging was performed on August 1, 2022, and calculated at 23.1 FT, it was not enough to allow the encroachment.
Although the current open, unenclosed porch is grandfathered (existing, non-conforming), this property is located within the CRA Urban Design Overlay District, where porches are allowed to encroach into the front setback.
